In 2016 Kukla Capital negotiated and purchased this commercially zoned storefront in a 26-unit condo building from a complicated real estate partnership involving several disputing parties. The storefront and basement were in severe disrepair and unoccupied for over forty years.

Kukla Capital self-performed and invested $120,000 in pre-development to bring the property to a marketable 'gray box' condition. Improvements included:

• Demolition and remediation

• Redesigning and rebuilding the entire first floor façade

• Installing HVAC equipment

• Bringing fire, life safety and sprinklers up to code

• New widows on all elevations

• Structural repairs

• Construction of secured storage rooms in basement

• Build out of 150 sq. ft. model area in front corner with final floor, wall and ceiling treatments

Predevelopment was self-performed and completed by Kukla Capital in 2017 and then marketed by Joe Janzen of Cushman Wakefield commercial brokers.

Property was purchased in 2018 by Spot on West Fifth who self-performed their own build out/T.I. including exposed brick, wood floors, catering kitchen with refrigeration, ice, bar with cold storage and draft beer dispenser, a bridal suite and tables and chairs Opened for business September 2019 as a premier event center in downtown Cincinnati with seating for up to 225 guests.
